Senior Project Manager

Responsibilities include:
  • Responsible for establishing a positive and effective relationship with key contacts to develop or expand the company’s business and to ensure, the delivery of quality workmanship and excellence in customer service.
  • Manage and ensure Architects, Engineers, Contractors, Subcontractors, Construction Managers, and administrative staff supporting the project are completely fulfilling all aspects of their responsibilities pertaining to assigned projects.
  • Supervise and manage all contract requirements including, but not limited to, RFI’s, submittals, application for payments, schedules, budgets, notifications, reports, etc.
  • Update Senior Management regularly on the overall project, financial status, schedule status and perceived level of satisfaction.
  • Manage financial aspects of contracts (payment applications, budget, fee payment, change orders, rental equipment, invoices, income /expenses, etc.) to protect company’s interests while maintaining a good relationship with vendors.
  • Manage the closeout process, which includes commissioning, as-built drawings, punch lists, O&M, warranties, subcontract closeout, local bond releases, final inspections, and occupancy.
  • Identification and solicitation of potentially new subcontractors.
  • Drive cost savings and value engineering to reduce overall project cost by negotiating and coordinating the most efficient use of in-house labor resources, equipment, and materials.
  • Provide documentation of construction progress including, but not limited to shop drawings, manpower, project forecast, schedules, delays, changes, and vendor payments.
  • Supervise construction sites and direct project superintendents and subcontractors to make sure standards of building performance, quality, cost schedules and safety are maintained.
Required skills:
  • Minimum of 10+ years commercial construction project management experience required, with a solid background in commercial ground up construction.
  • Ability to manage multiple simultaneous projects in various phases with an understanding of various project delivery methods.
  • High ability to work autonomously, self-starter and finisher, highly organized and committed.
  • The Senior Project Manager must have experience in the management of design and construction contracts, bidding process, submittal reviews, schedule reviews, fire alarm/ sprinkler systems, mechanical/ electrical systems, civil & site work of ground up commercial construction projects. 
  • Extensive Project Management experience.
  • Ability to read, analyze, and interpret contract documents, blueprints, specifications, engineering reports, safety rules and regulations, operating and maintenance instructions, and procedural manuals.
  • A demonstrated commitment to exceeding expectations in the delivery of safe, quality, cost efficient and timely service.
  • Demonstrated problem solving skills, risk measure & assignment, ability to face challenging situations viewed from a variety of different angles; assess strength of options, select and implement the best solutions.
  • Working knowledge of contract, federal, and municipal law as it relates to construction projects.
  • Proficiency in Microsoft Office, MS Projects and preferably Adobe.
