Our wireless client is in need of a Paralegal - Land Use and Zoning/Permitting specialist to be based in the Paramus, NJ area. This is a long term contract role and that could lead to a full-time role. Candidates should be able to work out of the Paramus, NJ 07430 office.
The ideal candidate should have a Paralegal - Land use and zoning/permitting background, be very detail oriented and be comfortable reviewing contracts (ROW access, Tower Sites, easements, utilities, etc.).
Public hearing and presentation experience is definitely a plus as well as experience working with local & City Governmental entities.
Important traits include a positive attitude, being a team player and willing to learn a new terminology and role.

The right person is a highly motivated, organized, and detail-oriented individual and will work in our client’s real estate department. The ideal should have excellent communication skills.

You will be involved in negotiating & securing approvals. Review zoning regulations and attend project meetings.
Manage and/or assist with all aspects of submitting and acquiring permits and other entitlement applications and agreements needed for installation of Company’s facilities on poles and other infrastructure within the public right of way and public utility easements.
Negotiate right-of-way use agreements as needed in accordance with Company’s standards and parameters.
Maintain relationships with municipalities and manage all aspects of complying with conditions of approvals and interface with the City Attorney’s office and staff on matters related to municipal codes and effectively communicate regulatory status.
Serve as liaison between Company’s Network Real Estate group and Implementation group to obtain, administer and ensure compliance with general conditions of approvals at permit and construction stages of the project, meeting project timelines.
Support the Network Real Estate market team on review of agreements and review of municipal code and/or zoning ordinance changes in collaboration with counsel. Provide response and input to protect Company’s regulatory rights and its ability to install facilities and operate networks in the market in collaboration with counsel.
Provide research and advice to internal clients regarding access rights, permitting, and project deployment.

Experience working in a municipality, or Planning, Zoning, and Land Use capacity or a comparable industry.
Experience in presenting and speaking to the public and governmental entities required.
Experience working with design teams, preparation of permit drawings and construction documents related to outside plant construction required.
Familiarity with and experience of the rules and policies of the Public Utilities Commission/Public Service Commission (desirable).
Wireless industry experience a plus.
